If you’ve been wondering what’s really happening in the Sarnia-Lambton real estate market — and whether now’s the right time to make a move — let’s dig in.

October gave us a sales-to-new-listing ratio of 43.8%, down slightly from last year. That means homes are taking a bit longer to sell, with a median of 28 days on the market, and there’s now almost five months of inventory available — the most we’ve seen in quite a while.

In other words, buyers have more choice, and sellers need the right strategy to stand out.

The average home price in Sarnia year-to-date is sitting at $530,640, holding steady compared to this time last year. So while prices aren’t soaring, they’re also not sliding — a good sign of stability in a shifting market.

Interest rate relief—but don’t expect a price spike (yet)

Good news for buyers (and for anyone renewing a mortgage): on October 29th the Bank of Canada dropped rates to 2.25%, the lowest since mid-2023.

Some people think lower rates automatically mean higher home prices — but that’s not the full story. Prices rise when demand outpaces supply, and with inventory levels higher than we’ve seen in years, it’ll take a bit more balance before we see significant price growth.

Moving 'with' the market

I hear it all the time: “I’ll sell when prices go back up.”

Here’s the thing — no one knows exactly when that’ll happen. But waiting could mean missing out on the next chapter you’ve been patiently waiting for. If you sell now at a slightly lower price, chances are the home you buy will also cost less — and both will benefit when the market rebounds.

So instead of waiting for the market, you can move with it.
