Plans for a new six-storey apartment building in Corunna have been delayed after St. Clair Township council raised concerns about parking and neighbourhood impacts.

The proposed development would be located on Murray Street and include 87 residential units. The project was presented to council on Feb. 17 by Vensuris Design and Build, the company behind the nearby medical clinic on the same street.

Drawings submitted to the township show a mix of one- and two-bedroom apartments starting at approximately 735 square feet. The proposal includes a new driveway access onto Murray Street and parking for 109 vehicles. That total falls short of the 130 spaces typically required under township zoning regulations.

The land is already serviced with municipal infrastructure and is located near commercial services, parks and the waterfront. A zoning amendment would be required to permit the multi-storey residential building.

Residents in the surrounding area raised concerns about building height, drainage, shadowing and parking pressures. Council members also questioned whether the site could accommodate additional traffic, particularly given existing parking demand near the medical clinic and along nearby streets.

Council voted to defer the application until the developer returns with a revised parking plan.
